Renting out your property can be a daunting task especially when dealing with difficult tenants. The hassle of it can be overwhelming sometimes, which is why you need professional rental agents to help manage it for you. At Property Channel it is our priority to efficiently manage and administer your property while we match you with the best tenant. We take pleasure in assisting you with the following;
1. Property Assessment
When you decide to rent out your property, it`s important that you get the right value from it. We will help assess and value your property for the correct market price. Tenants can dupe you to their own benefit if you are not familiar with market rates. Property channel is well versed with market prices for different areas, be it industrial, commercial or residential properties. We also assess the security of your property and advise where necessary. If the property needs security additions, we help you take the necessary steps to protect it and your tenant. Proper lighting, trimming tree branches that hang over the wall or fence and decent security gates are often all that is needed. We help you check for environmental hazards which could be a possible danger for your tenant. We will advise on a possible remedy to the problem so your tenant will not have to link it to a health problem in the future, as it could create a law suit against you. It is also our responsibility to ensure that you have enough liability and insurance for your rental property. It`s important for you to protect yourself against possible losses to your rental property caused by anything from fire and storms to burglary and vandalism.
2. Vetting
The last thing you want, is to rent out your property to a tenant you have not verified. We help screen possible tenants for you through our vetting process. For individuals we check their financial ability to pay rentals (payslip verified against bank statements), credit history, employment reference and previous landlords, if any. For commercial properties we vet company registration documents, director`s financial ability and criminal record, if any, bank statements, credit history and previous landlords. This helps you to avoid taking on a tenant who pays rent late or not at all, damages property or do undesirable things to your property.
3. Drawing up a Lease Agreement
After vetting a client, we draft a lease agreement for you which incorporates your expectations e.g desired rental amount, terms and conditions of lease and how to handle complaints and repair issues. It will also contain steps to be taken should a legal dispute arise from your tenant. We will send you the draft and upon your approval, we will then hand it down to the tenant on your behalf.
4. Handling transactions on your behalf
We establish a fair system of setting, collecting, holding and returning security deposits. When rental is due, we follow up the tenant to ensure rentals are paid on time. We inspect and document the condition of the rental unit before the tenant moves in to avoid disputes over refunding the deposit when tenant moves out.
5. Property Maintenance
We help you keep up to date on maintenance and repairs required and ensure they are done regularly. If property is not kept in good repair, there is little chance that good tenants will want to stay there. The tenant is your customer, so we do our best to keep them happy.
Why expose yourself to the daunting task of dealing with clients when we can do it for you? We will take care of your investment property as if it`s our own. Property is your investment for ease of mind.
